An access road behind Walmart Neighborhood Market could be extended to Ky. 313, creating three prime commercial lots near the busiest intersection in Radcliff.
Original plans for the Gateway Crossings development on Radcliff’s south side called for the access road to reach Joe Prather Highway to allow delivery trucks coming from Interstate 65 to avoid the intersection with South Dixie Boulevard. According to Radcliff’s economic development office, Ky. 313 at U.S. 31W is the most traveled spot in the city with more than 23,000 cars daily.
A sinkhole on the property altered development plans and the Walmart access now stops at Bourbon Trail, which runs between hotel buildings and the rear of Boundary Oak Distillery’s site.
Extending the road behind Candlewood Suites and Holiday Inn Express would split 4.42 acres belonging to the city of Radcliff.
Mayor Mike Weaver recently briefed the city council on plans to subdivide the land into three similar-sized parcels in hopes of selling them for commercial development.
In addition to cutting a path for the street extension and establishing a gravel base, Weaver said the sinkhole is being filled in and a retention basin established in its place.
The council agreed to spending $2,000 for survey work and another $1,800 for appraisals to prepare the land for sale.
“It’s good property there and, if you treat it right, you’ll have some good income coming in,” Weaver said.
He predicted the lots would sell for $100,000 to $150,000 each.
To pay for paving the road, Weaver said he has approached state legislators to access surplus money from state road projects approved in support of the U.S. Army’s Base Realignment and Closure developments at Fort Knox.
Among other improvements, the BRAC money paid for construction of Ky. 361 as an alternative to U.S. 31W between Elizabethtown and Fort Knox, which bypassed much of Radcliff’s business district.
“If anybody deserves to get that money, it’s us,” Weaver said.
